PRICING / RENT SETTING

The Renewal Quote Jumped. Build the Offer History

Where revenue-management software recommends rents, a tenant's best evidence is the offer history: what was advertised, what you were offered, and what the same unit rents for now.

Why the building's advertised range is the key document

Algorithmic rent recommendations are built from market and portfolio data. The advertised range and vacancy pattern are the parts a tenant can actually observe and capture.

Several cities have restricted algorithmic rent-setting and litigation continues; in all cases a dated record of the offers is the starting point.

The protocol

  1. Photograph the current renewal offer and note its date.
  2. Record the building's advertised rents for comparable units each week while you decide.
  3. Note vacancy patterns — units that stay listed, price drops, and incentives offered.
  4. Ask the manager, in writing, how the increase was determined and whether pricing software was used.
  5. Keep everything, then decide whether to negotiate, complain, or move.

What the tool does

Build a rent offer-history record It runs locally in this browser and sends nothing.

Limit first: This is a record-keeping and comparison aid, not legal or financial advice. It cannot prove that a price was personalised, and it does not know what a company's pricing model does internally.

Cost and free path

Cost: Free: one complete run in this browser, no account. Optional $4 one-time unlock allows unlimited runs of this tool on this browser. The free path and safety guidance never require payment.

Rule status (mixed route): Status, 2026-10-03: New York's algorithmic rent-setting ban is stayed by a federal injunction (S.D.N.Y., 2026-09-30); city and state rules differ and DOJ–RealPage litigation continues, so confirm the rule where the unit sits.

Automated decision this documents: algorithmic rent recommendation from revenue-management software

Free path, in order (no cost):

  1. Your city or county tenant services office (search '{city} tenant services')
  2. A local fair-housing organisation — free advice and complaint support
  3. LawHelp.org for free legal aid on a rent increase or lease dispute

What this cannot do: It cannot prove that a price was personalised, and it does not know what a company's pricing model does internally.
